Banff Avenue Clutter

The Commercial Accommodation (CA) land use district is one particular area of town where the review team believes the over-signage of properties has become an issue. Hotel operations in Banff are increasingly seeking out accessory uses within their properties, such as restaurants, personal service businesses, and retail outlets. The Land Use Bylaw permits a limited amount of free-standing signage for these businesses, however the regulations are not clear and have led to inconsistency over time.

The critical factor in the perceived quantity of free-standing signs in the CA district is the use of individual mounting systems for each sign. The Land Use Bylaw review is recommending limiting the number of freestanding sign structures (devices which hold up a sign) to 1 per frontage. Currently the Land Use Bylaw is unclear on how many structures can be permitted, and the result is the appearance of several sign structures on a single property. The proposed changes would not affect the allowed signage area, but rather limit the erection of multiple freestanding signs on a single frontage.
