Home Occupations

Home Occupations are regulated through the Land Use Bylaw, which currently divides these businesses into two categories:

• Home Occupation Type 1 means an office, Family Day Home or Private Babysitting Facility in a dwelling or accessory building for a person who occupies the dwelling as a principal residence. Typical uses include self-employed persons providing professional, financial and office services, telephone mail order or other sales services not involving any production, or repairs, nor the parking of a commercial vehicle on site. 
• Home Occupation Type 2 means an occupation, trade, art or craft, Family Day Home or Private Babysitting Facility for gain or support, conducted entirely within the dwelling or related accessory building, by a person who occupies the dwelling as a principal residence. Typical uses include dressmaking, millinery, homecrafts, novelties and souvenirs, handicrafts and individual instruction to students, mobile repairs and installation, and minor household repair services.    

The review team is recommending amending the "Type 2" definition to ensure that a "trade" does not allow for the external storage of materials, or intensive on-site fabrication and construction (e.g. sheet metal shop; cabinet-maker). The review team feels that these uses are more appropriately located within the Commercial Services (CS) District.

The review team is recommending the "Type 2" definition be amended to prohibit external storage of materials, and specifically prohibit the following activities:

• animal breeding in excess of two litters per calendar year;
• dog boarding;
• public assembly use;
• chemical processing;
• dry cleaning;
• slaughtering;
• butchering;
• smoking of food;
• canning of foods with a pH level equal to or greater than 4.5;
• laundries;
• manufacturing of fiberglass, pyroxlin or similar products;
• paint, varnish, or lacquer manufacturing;
• primary processing including the processing of fence posts, shakes, and firewood;
• rubber manufacturing;
• tanneries;
• funeral parlour;
• warehousing, specifically including mini-storage;
• marshalling of vehicles, equipment, and machinery;
• vehicle wrecking or dismantling of vehicles;
• spray painting shop;
• recycling depot;
• recreation facility;
• sale of food and/or beverages for immediate consumption on the premises, other than breakfast served by a bed and breakfast to the traveling public who have been provided with overnight accommodation;
• taxidermy;
